Loans & repayment
- Mortgage CalculatorWork out the monthly instalment, total interest and total repayment for a home loan, and see what happens if interest rates move.
- Advanced Amortization CalculatorSee how every instalment splits between principal and interest, how fast the loan balance falls, and when principal starts to outweigh interest.
- LTV CalculatorFind the maximum loan-to-value (LTV) a buyer qualifies for under MAS rules, and the minimum cash downpayment that goes with it.
- Weighted-Age CalculatorFor joint borrowers, banks use an income-weighted average age to set the loan tenure. This shows that age and the longest tenure available.
Affordability & financing
- TDSR CalculatorFind the maximum monthly instalment and loan size allowed under the 55% Total Debt Servicing Ratio, or the 30% Mortgage Servicing Ratio for HDB flats and new ECs.
- Affordability CalculatorTurn a monthly instalment budget into a maximum loan and property price, then check whether cash and CPF cover the downpayment and stamp duties.
- Asset Advisory PlannerPlan purchasing power for one or two buyers — individually and combined — for both private property and HDB flats, using TDSR, MSR, LTV, ABSD and available funds.
- Shortfall Pledge / Unpledge CalculatorWhen income alone cannot support the loan under TDSR, find how much cash a buyer must pledge (or show unpledged) to the bank to close the gap.
- Asset-based Lending CalculatorFor retirees, the self-employed or anyone with assets but little salary: convert savings and investments into recognised income and see the loan it supports.
- CPF Min Sum CalculatorCheck how much CPF Ordinary Account money can actually be used for a purchase after the Basic Retirement Sum rule.
Purchase costs & payments
- ABSD / BSD CalculatorCalculate Buyer’s Stamp Duty and Additional Buyer’s Stamp Duty for a purchase, with the BSD tier breakdown.
- Advanced Progressive CalculatorLay out the progressive payment schedule for a new launch (BUC): when each stage is due, how it splits between cash, CPF and bank loan, and how the instalment grows.
- Advanced Resale CalculatorMap the payment timeline for a resale property, from option fee to completion, with cash, CPF and loan at each step.
- Resale Levy CalculatorSecond-timers who sold a subsidised flat (or new EC) pay a resale levy when buying another subsidised flat or a new EC. This works out the amount.
Selling & strategy
- SSD CalculatorCheck whether Seller’s Stamp Duty applies when selling a residential property, and how much.
- Asset Progression Calculator (Cash-Out)Work out the cash and CPF released by selling the current home, then the price of the next home those funds and the buyer’s income can support.
- Exit Projection CalculatorCompare holding the current property against selling it and buying a completed property, or buying a new launch and renting while it is built — projected over the years you choose.
- Decoupling CalculatorEstimate the cost of one spouse buying over the other’s share of a jointly owned property, and the ABSD that could be saved on the next purchase.
- Harmonisation Comparison CalculatorCompare psf prices fairly between a new launch measured on the harmonised strata area (from June 2023) and an older project that is not, adjusting for remaining lease as well.
- Price EstimatorTurn a psf benchmark into an estimated price for a unit, with a range and adjustments for floor, facing or condition.
