How much home can I afford in Singapore?
The rules cap your loan by income: total debts within 55% of income (TDSR), and for HDB flats and ECs the home loan within 30% (MSR), tested at 4% for bank loans or 3% for HDB loans. This calculator shows that ceiling, and a lower, comfortable price that keeps the instalment near a quarter of income.
How it works
- Income counted. Fixed income in full. Variable income (bonus, commission, rental) is counted at 70%, because banks apply a haircut of at least 30%.
- Instalment limit. All monthly debts including the new loan must stay within 55% of income (TDSR). For an HDB flat or EC, the home loan alone must also stay within 30% (MSR).
- Stress test. The limit is worked out at a higher rate than you pay: at least 4% a year for a bank loan, at least 3% for an HDB loan.
- Tenure. HDB loans run up to 25 years. Bank loans run up to 30 years for HDB flats and 35 years for other property, but the full loan-to-value only applies if the loan ends by 65 and stays within 25 years (HDB flats) or 30 years (others). For two buyers the age is weighted by income.
- Loan-to-value (LTV). HDB loan: 75%. Bank loan, no other home loan: 75% (at least 5% in cash). One other loan: 45% (25% cash). Two or more: 35% (25% cash).
- Your funds. The price must also fit the downpayment, buyer’s stamp duty and about S$3,000 of fees from your cash and CPF.
- Comfortable price. The instalment at your real rate stays within 25% of gross income, and you keep 6 months of instalments and expenses in cash after buying.
Worked example
A couple earns S$9,000 a month in fixed income, has no other debts and wants an HDB flat with an HDB loan over 25 years.
- MSR limit: 30% × S$9,000 = S$2,700 a month.
- At the 3% stress rate over 25 years, that supports a loan of about S$569,366.
- With a 75% loan, the loan alone points to a price of about S$759,155, if their cash and CPF can cover the 25% downpayment and stamp duty.
- Comfortable view: 25% × S$9,000 = S$2,250 a month at 2.6% supports a loan of about S$495,956.
The gap between the two is the margin that protects them if rates rise or an income stops.
Common questions
Is TDSR 55% or 60%?
TDSR has been 55% since 16 December 2021. It was 60% before that.
Does MSR apply to private property?
No. The 30% MSR applies to HDB flats and to executive condos bought from the developer. Private property is limited by TDSR only.
Why is my loan limit lower than the bank quoted?
This calculator uses the stress-test rate and counts only 70% of variable income. A bank may use your exact payslips, CPF statements and its own haircut. Always get an in-principle approval (IPA) or HDB Loan Eligibility (HLE) letter.
What counts as other debts?
Car loans, personal loans, study loans, minimum card payments and guarantees. Each one reduces the room left under TDSR.
